Terms and Conditions
1.
BOOKING
Provisional
bookings can be held for 3 days. A letter or e-mail from the
hirer within 7 days of confirmation, together with the owners' acceptance of a deposit will
constitute a contract. A deposit of 30% per holiday week is
required. Once accepted the hirer becomes liable for the balance
of rent for the full period of the holiday. This must be paid 6
weeks prior to the holiday. Entry time: 4pm day of arrival.
Departure time: 10am day of departure. Bookings are for holiday
periods only, and as such are out with the protection of the
various Scottish and English Rent Acts.
2.
CANCELLATION
If
a booking is cancelled by the hirer, the full rent (less deposit)
for the period booked remains due. It is advisable for the hirer
to insure against this risk. However, every endeavor will be made
to re-let on the hirer's behalf, but a small administration charge
will be deducted from any rent refunded.
3.
OCCUPANCY
The
number of persons using the accommodation shall not exceed the
maximum number stated in the particulars of the property unless
agreed in advance and in writing. The owner is entitled to refuse
accommodation to any person who, in the owners' opinion, is not
suitable to take charge, or whose behavior is deemed
unacceptable. The owner is entitled to terminate the hire if these
conditions are broken.
4.
PETS
Dogs
only, may be permitted by previous agreement with the owner at a
charge of £5 per week each. They must be kept under control and not left unattended inside the
accommodation, not allowed on the chairs or beds and must
be exercised outside the premises. The owner reserves the right to
charge for any damage or cleaning inside or outside the property
made necessary by the dog.
5.
REPAIR
The
hirer shall keep the accommodation and all furniture, fixtures,
fittings and effects in or on the accommodation in the same state
of repair as at the start of the let, and will make good any
damage, breakage or loss occurring during the let. The property
and all fitments, furniture, utensils, equipment, etc. must be
left in a clean and tidy condition at the end of the let.
6.
ACCESS
The
owner or his agent shall be allowed access to the accommodation at
any reasonable time during any occupancy.
7.
LIABILITY
The
owners will not be liable for any accident, damage, loss, injury,
expense or inconvenience whether to person or property which the
hirer or any other person may suffer or incur. If for any reason
beyond the owners control (e.g. fire, storm damage, illness, etc.)
the property is not available on the date booked, the owner will
refund in full all monies paid by the hirer. The owner shall not
be liable for any loss, expense or inconvenience resulting from
such unavailability and the hirer shall have no claim against the
owner.
